**Tax Not Included In Nightly Rates**

 

No pets of any kind are allowed in any rental home/condo unless they are assistance animals. If there is evidence of any pet found in the rental property during or after your stay a supplemental amount will be charged to the credit card on file to clean and sanitize the home back to a pet free environment and we will not rent to you again.

 

Arrival: Check in time is after 4:00 PM. For an early check in contact reservations at 407-390-9020 x: 24 or e-mail at reservations@welcomehomesusa.com. Additional charges will be applied.

 

Departure: Check out is before 10:00 AM. A late check-out can be coordinated for an additional fee.

Occupancy: By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

Keys: All keys and electronic cards must be returned, with no exception, the day of departure.

Pets/Recreational Vehicles
Due to Homeowner Association rules and regulations, no boats, RV’s, campers or motor homes are allowed in or around our properties. If any guest be found in violation the rental contract will be terminated immediately. Our homes also do not allow pets of any kind. If there is evidence of any pet found in the rental property during or after your stay a supplemental amount will be charged to the credit card on file to clean and sanitize the home back to a pet free environment and we will not rent to you again.
 
Pool/Spa Terms & Conditions
Children must be supervised by parents at all times when using pool facilities. NOTE: All pool homes have pool door alarms and/or Child Safety Fences. According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5,000 fine or one (1) year in jail. Welcome Homes will assess a minimum charge of $125.00 per alarm for its repair/replacement. Please do not tamper with the pool alarms.
 
Pool heaters have electrical / mechanical components. These components can sometimes malfunction. Welcome Homes, its vendors, and the homeowner will not be held responsible for any malfunctioning heater. Please inform us as soon as possible if your pool/Jacuzzi is not working properly. No compensation will be given for a malfunctioning heater. Welcome Homes will do everything in its power to rectify any problems with malfunctioning equipment as quickly as possible. Welcome Homes/ property owners do not accept any responsibility or liability for the supply, us, or malfunction of any pool toys at our homes.
 
Limitations of Liability
Welcome Homes/ property owners do not accept any responsibility or liability for any equipment failure and or services in the home/condo regardless of how it may have occurred. However, in the event of a problem, the guest should inform Welcome Homes immediately.  Welcome Homes will do everything within reason to rectify the problem. Welcome Homes/Homeowners do not accept responsibility for any lost or misplaced personal property, which guests may leave in the home/condo. Welcome Homes/Homeowners do not accept liability for the acts of omissions of our agents over whom we have no control, such as airlines, car-hire companies, travel agencies, homeowners etc.
 
Welcome Homes/Homeowner does not accept any responsibility for any acts of God, War, or Force of Nature. Welcome Homes/Homeowners do not guarantee the safety or security of guests against criminal or wrongful acts of third parties. Each guest is responsible for protecting his or her own person and property.
 
BBQ grills are not provided in the homes for safety reasons. If there is a BBQ grill in the home you have rented, it is for the homeowner use only and Welcome Homes does not accept responsibility or liability for use of the grill. All information regarding the properties is checked to ensure the accuracy of descriptions. However, we are not always able to control all of the components of the facility and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond our control and for which we do not accept liability. All utilities including electricity, water, phone service, and cable service is included in the rental.
 
Expectations From Our Guests 
Welcome Homes as the direct expectation that as a guest you will treat the rental home with care and respect. You will need to pick up and clean up after yourselves on a daily basis including laundry, vacuuming, and dish cleaning. The home is thoroughly cleaned for your arrival and we ask that you keep it clean and respect it. Please ensure to put the trash out at the end of the driveway before 7am on collection days (or the night before). The staff at Welcome Homes will clean the pool on a weekly basis and must be allowed access to the pool area through the screen doors. If you report any maintenance issues our maintenance staff has access to the home and will fix this during their normal working hours.  There is no need for you to wait in for them. The grass may be mowed and the home sprayed for bugs during your stay. The care of the home and its facilities occurs on a regular basis.  Welcome Homes reserves the right to terminate your rental contract immediately without refund for indecent behavior, disturbance of the peace, unauthorized additional guests, tampering with any of the alarms in the home, misuse of any of the facilities in the property, and any illegal activities. The home is to be used for vacation purposes only. Early check-in or late check out (subject to availability) is permitted only with prior confirmation from Welcome Homes. 
 
Cancellations 
Any cancellation of a booking by the client must be in writing and is subject to the following cancellation charges: Any reservation that is cancelled more than 30 days prior to arrival a 1-night rental deposit is retained. Cancellations made within 30 days of arrival will result in loss of all monies, and any claims must be taken up with the travel insurance company if applicable If you are a “No Show”, you will be billed at 100% of rental amount due. Any reservation that has been cancelled and reinstated is subject to a $50.00 reinstatement fee, to be charged at time of reinstatement.
 
During times of Acts of God, hurricanes, airline strikes, enforced visitor restrictions which affect the tourism industry such as acts of war or terrorism the cancellation terms will be reviewed by the manager and amended on a daily basis. Cancellations made due to extenuating circumstances may be accepted at a lower cancellation charge, some restrictions apply and management approval is required.

 

Travel Insurance: As a seasoned traveler or if it’s your first time Travelers Insurance is an added protection to guests. This insurance will protect you in the event that you need to cancel your vacation for a variety of reasons, be it medical personal or maybe it has nothing to do with you. It is important for you to protect you and your family from unintended consequences. We recommend a variety of companies.
